MAMMOTH LAKES, Mono County — October 27, 2026. Affordable housing remains a major challenge for Eastern Sierra workers, and a new apartment development may add a substantial number of rental homes. The Town of Mammoth Lakes lists 146 income-restricted apartments in The Kingfisher, the second phase of the larger The Parcel housing project, with construction underway and initial occupancy expected in late 2026.
How the project fits into the neighborhood
The Parcel is a centrally located site of about 25 acres acquired by the town in 2018. The town’s long-term program contemplates as many as 480 income-restricted homes across multiple phases. Phase 1, The Sawyer, completed 80 apartments in June 2024. The Kingfisher adds a planned 146-unit second phase.
The town describes The Parcel’s housing as intended for lower- and moderate-income households, with program limits tied to the area’s median income. Not every phase will serve precisely the same income bracket.
Can residents apply?
The town directs people interested in Kingfisher apartments to Buckingham Property Management at 760-709-4141 or the property’s official management webpage. Anyone looking for a home should verify current leasing status, waiting lists, income limits, security deposits, permitted household sizes and availability directly with the operator.
An anticipated late-2026 move-in date is not confirmation that apartments are ready today. Construction and occupancy approvals may change the schedule.
What else is being considered?
Future Parcel concepts include a possible land exchange with the school district to create 40 employee rental units, feasibility work on another 130 middle-income rentals, and consideration of as many as 80 ownership units. These are future concepts and negotiations, not completed housing.
